We specialize in structured construction and asset-improvement financing ($1mm-$6mm) for ground-up and value-add apartment, age-restricted and student housing projects nationwide. Our preferred equity investment acts as “Rented Equity”, allowing sponsors to maintain full project control, and meet lender equity requirements, without sacrificing long-term ownership or share of profits. Our 2-year minimum term typically coincides with the duration of construction, at which point the sponsor has the option to buy out our principal investment, plus any accrued preferred return due. We employ private capital and evaluate each opportunity on a deal-by-deal basis.
